Renting out my SFH: how much in advance to post for rent?

We're currently living in our home and plan to rent it out this summer. I'm wondering how much in advance I should list it. On one hand, I'd like to get out of it first so I can show the house empty, on the other hand, I don't want it to sit empty for too long. Any advice?

What month in the summer? Listing it on May 1st for a July 1st occupancy works for me, but it depends on where you are and what you have.

may, make sure you get a deposit to lock down the date. Too far in advance and there might not be interest later down the road.

If, perhaps, you would be marketing to a military family, most get orders for July 1. I have dealt with families that have a Aug 1 date, though. It has been my experience with renting SFH's ( for the past 20 yrs) that July 1 works well as kids are in school until mid to late June and families like to get into the house and get settled before Sept. Good tenants can be found year round though. Depending on what you have you might be able to get a tenant immediately as there are more tenants looking than available houses. You shouldn't need more than 30 days in the DC area for a SFH. Probably TH's too, I just don't have any experience renting TH's
