| Not sure if you're tied to VA, but I've seen Bethesda SFHs (walkable to Bethesda Metro) with 3BRs below a million. Easy commute if you work on the Red line. |

Parts of Cherrydale, Bonair and Bluemont are walkable to Ballston metro, have good schools and are within your range. You might also be able to find something in Ashton Heights that is walkable to Virginia Square - that's a personal favorite of mine.
I did see 3BR SFH's in Lyon Park for under a mil, but they generally weren't fully renovated. | Ooh, the schools in Lyon Park aren't really that good. The principal at Long Branch is kind of flighty and Thomas Jefferson Middle has a lot of gang problems. |

I would agree with this and add Waverly Hills, and Waycroft-Woodlawn to the mix. You are not going to be 2 blocks from metro, but you could be a 10-15 minute walk and can definitely find things under $1 million that are renovated (not new). |

Hmm, why not something near the Vienna/Dunn Loring/West Falls Church/East Falls Church lines?
You can get a rambler that's been updated in this century for $490-$525k in the town of Vienna. When the Silver Line opens, EFC becomes doubly good, as you can get out to Tysons/Reston easily. If you're willing to tough it out a year, you could get something in Reston, although I don't know where the SFH areas are in relation to the metro stops. |

Which one? Many Lyon Park residents pull their kids out of ACPS after elementary. And if you have to fork over money for private school, why not live in DC? |

Do-able, but likely not Lyon Park. As PPs have said, you'll do much better between Virginia Square and EFC in your price point. Cherrydale, Waycroft, Bluemont, Bon Air, Madison Manor, Dominion Hills, Westover, Tuckahoe are just a few of the neighborhoods that have sections walkable to metro, and/or a 5min busride to the metro. A lot of the post-WWII homes with 3BR, 1BA have been renovated and expanded and still are comfortably under $1M.
Along this route the schools include Glebe, Ashlawn, McKinley and probably Tuckahoe. |
