By the end of summer, Mt. prospect will be SOLD OUT ! Some say, ''the lots are tiny '', '' homes are too expensive '' ''its in gaithersburg '','' it will lose value '' blah, blah, blah blah blah . Sold out baby ! and we own a Windmill palatine and we could not be happier >So buzz off losers!!!

good for you! buying right now though does not make much sense necessarily as it will cost 2.7+ for a decent kalorama!

If you do an internet search, most sources say the home prices will only continue to go up. Yes, mortgage rates may eventually decline, but refinancing is always an option. Waiting to buy (in Mt. Prospect or anywhere) could actually cost you in the long run.

This is only true if you can ride out slumps for several years. North Potomac and Potomac had huge slumps n 2016-2019. We saw people sell houses for 200-300k less than they purchased 10-15 years prior. The pandemic saved the area.

Yes, this is MOCO “inclusionary zoning” and “affordable housing” rules because the people elected to run this county think it’s unfair to build nice neighborhoods. They want everyone to be the same and live in communities with a lot of crime.

All current residents and buyers were informed of the lower income housing and weren’t bothered by it. So NO, the prices won’t go down because of it.

The houses blend in nicely with the community and the residents are a welcome part of the neighborhood.

ummm we were about to purchase but we were never informed lol. i dont care regardless but yes it will drop your estimate on the home sale site like zillow and redfin. unfortunately in resale most people WHO RECENTLY BOUGHT in this community will loose money in the short term and break even in the long term. moving to a already built house will be better from an investment perspective as it is much easier to get a discount. most houses there are selling for 10-20%+ less than the list price

Wow these homes are expensive! Say, is that a high school with high FARMS just down the road? Don't forget to stock up on popcorn before the school district gets redistricted in 2026.

They've released a few more of the last remaining homesites. One already has a deposit on it.

As a current resident, I'm looking forward to the end of construction, but I love living here!
