Do we stay in DC or move to Baltimore?

I don't see how it's a prudent move if safe bet RE remains stagnant there.

It’s not stagnant. The value of our home has increased since we move here (Baltimore county) and houses in our neighborhood fly off the market. Not all Baltimore real estate is the same.

It’s not stagnant in North Baltimore either, the city and Towson have actually been hotter than the surrounding area. But nothing like dc appreciation.

Zoned to the good elementary and middle school as well as right next to several great private schools. If you’re worried about investments, areas like this are likely a better bet than Fells.

Holy cow, what a gorgeous place

Wow! I love it.

I wasn’t willing to live in an 800sqft cinder block house for the sake of appreciation. #southarlington

PP needs to cool it. I'm typing this from my nice Baltimore neighborhood after just having walked the dogs and seeing all my pleasant and happy neighbors. Yes, it's a problematic city, and yes, there are nice parts of the city where many people live well.

How dare someone who lived in Baltimore have a different experience than me!

OK I see a lot of the trollier posts have been deleted. But nobody’s objecting to people describing their own personal experiences – it’s the people who stop by just to call Baltimore a sh*thole and to make a bunch of sweeping statements about how BAlTiMOre suCKs!!1! They’re not contributing anything that could possibly help OP except letting her know that some people hate Baltimore (and something tells me she already knows that).

Hi OP. We are doing something similar but we are in a different life stage. Recent empty nesters with a home in DC. We will rent our place in DC and buy in Baltimore. Specifically looking at emerging neighborhoods outside of the "white L". We are not white and want to contribute to helping Baltimore make a turn for the better. I guess we would be considered DINKS? I can own the privilege we have in order to make a move like this.

Generally sick of the DC rat race and fakers. Also hate what gentrification has done to DC. Looking forward to the grit, the food and the funky/artsy vibe and just being around real, regular people.

OP, this just came on the market.

Towson schools but a block from the north Baltimore border. Best of both worlds. Slight fixer upper but cosmetics only likely. Area is called Pinehurst. The Pinehurst / Cedarcroft neighborhoods are lovely and just north of Homeland.

Will probably get multiple offers. But even at 100k+ above asking this is a great buy!

If op wants the Hampden, this house is not what she is looking for. It is way more suburban. Plus too close to a not great part of York road,

Oof, that’s a nice house that has obviously been loved but would have killed the agent to take some of the (again, clearly loved) pieces out of the staging? Really hard to imagine a young family there or get a sense of the rooms.

It’s not one of the better known agents.

I don’t think there will be a bidding war on this one. Too much fast moving traffic on Bellona and it needs a lot of updating.

Once you get outside of DC and similar markets, staging is less of a thing. I was appalled when we moved to Philly by how little prep anyone did before putting houses on the market, and I think Baltimore is similar. It's just a different sensibility. Nobody expects to make a killing on their house or is thinking about how to max it out.

That isn’t true generally for Baltimore, all of the better known agents stage. This listing is a bit of a dog.

Wow, what an obvious real estate agent pump.

Claiming paying over $100k is still a 'good deal'. Get outta here with this pump and dump crap.
