This. You have no clue what the agent actually does when you're not around. The "beloved" agent who has a near-monopoly on my neighborhood has pushed heirs of recently-deceased residents into terrible off-market deals, selling to developers for below-market values. These deals never hit the MLS, but I check the property records with DC Recorder of Deeds. The most recent one was sold for $100K below market for a tear down that would easily sell in a weekend to the dozens of people/families actively watching our neighborhood. And that's the agent with tons of great reviews and praise from so many. |
I believe it. I recently encountered something very shady (like express offers to manipulate) with a “beloved” neighborhood realtor. It opened my eyes. |

My house is getting sold, just like every other house in the neighborhood. The only way it wouldn’t get sold due to not offering a massive buyer’s agent concession would be if the agents are indeed colluding. But let the market decide - buyers can come to me with their offers including agent fees. Then the best offer wins. |
| I don't see any valid point in few back pages that justifies any commission more than 1% to agents. That's what people in Europe have been doing for decades. Not sure when it got so crazy in US that people started offering 6%. |
It’s hard to get rid of “accepted” business practices. For example, you want a plumber to come to your house for any reason, that’s going to be a charge. Even if you plan a bathroom remodel and want an estimate…you still pay for the time. I am sure if you call 20 plumbers, maybe one agrees to a free estimate. Every other contractor will show up for free and give you an estimate. Why? Don’t know…but it’s always been that way. |
It’s because mortgages are way more accessible and cheaper in the US vs Europe. So there is a whole list of moochers benefiting from inflated costs of selling, buying, closing etc . Read what agents above told “just roll it into your mortgage”! |
Holy crap. Please write a letter to the seller, this is straight up fraud. Very likely the agent steered the seller into a bad deal with a developer and did not show the seller bona fide offers for more money. |
