Is this area declining? Tons of homes on the market...

Are you kidding me? It took my friend and I a year to find a home that we could afford and liked in this area. Good houses are under contract within the first 24 hours.

We looked in a very specific section of Potomac and felt like most of what we saw was overpriced and just sitting on the market.

Great Falls, Va. is the same way. It's the rough equivalent of Potomac on the Va. side, and the $$$$ homes just sit, and sit.

What price range were looking in? There are actually homes available under $900,000 now in the Potomac Village area. Sadly, I think mine is worth less than that now.

Our elementary school, Wayside, had a huge influx of kids last year -- many of them new to Potomac (granted, some were transferees from private school). I agree that a lot of homes over $1 million are sitting. Not sure about the $900,000 homes near Potomac Village but they may not be priced right or in good condition. In the neighborhoods I am familiar with, if a house is in good condition and priced right, it moves. People want to be in the Churchill Cluster and I have heard from several new families that they specifically targeted the Wayside area. Also keep in mind that the houses near Potomac Village likely go to Potomac Elementary and a lot of people don't want to be there b/c of the condition of the school.

PP here. Potomac seems like such a huge area to us. Depending on where you are located in Potomac, the commute can be a bit of a pain. We were looking at a very specific location near the borders of Bethesda/Potomac/Rockville. We wanted the great school district while avoiding the gridlock on I-270. We are also about 10 minutes from the metro, and have reverse commute up I-270. Getting to Tyson's corner for work is also 20 minutes in no traffic and about 35 minutes in traffic, and DH's commute into D.C. is very reasonable. There are houses available in this area at the moment, but I am not sure what condition they are in. Houses that were in decent condition were under contract crazy fast in this specific location. We had to bid above listing price because there were multiple contracts on the house within the first 24 hours. The other two houses we bid on that were close to this area were sold very close to the listing price and $50K over listing price. There are lots of older homes in Potomac/Bethesda, and when you land on one that is in decent condition with some updates, they will not sit very long at all. FWIW, our homes was near the $1M range.

Nothing wrong with the program, teachers, etc., but the building is old and needs a reno.

Don't let anyone tell you otherwise, expensive homes in Potomac, MD are languishing on the market right now. If it's a nice house under a million, it may move quickly, but it's a buyer's market in the upper brackets.

I am a pp who live in Potomac and I agree with this. How do you think the upper bracket in Potomac compares to the upper bracket in Bethesda? Are those houses selling quickly or also sitting?

i am astonished by the number of million plus homes in Potomac. Potomac is not close enough to warrant such ridiculous prices.

It's slated for renov in 2016. It was slated to be renov in the late 90's but apparently the obnoxious parents at the time didn't like the proposal so the county said fine we'll skip you and come back next cycle. Hence, the appalling conditions have continued for a decade and a half. Oh, and the principal is not respected or liked by parents or teachers.

Yes, and check out the stores that can't get tenants.
