Real Estate Investors---Advice Please...

We have one rental property; the condo that we owned prior to our house. It does okay and will be paid off in 7 year. I'd like to buy another property to rent, but I'm wondering how to go about it. How is the best way to learn about RE investment....books, classes, contacts, etc? If you are a savvy investor, how did you get started and what advice do you have for other women?

Start looking at the MLS and craigslist. Pick a small geographic area. You are not ready to buy until you know literally every property on the market, what the property is worth and what it will rent for. This is way beyond the skill level of a realtor. If you look every day, it will take about 6-12 months. If you cannot identify a great deal you have no business investing in real estate.

Did this help to narrow down a neighborhood in the beginning? Or, would this work in any neighborhood?

It should work in any neighborhood, but admittedly I have only used it in DC.
