| We are considering taking our house off the market. Can anyone tell me how long it must be off the market so as to reset the calculator for Days on Market? Thanks. What if we simply wait till our agents contract expires and list witha new agent. Will DOM automatically reset? |

Two-part answer:
Your agent/a new agent can always relist the property. It will show up to the casual observer or someone sorting by DOM as a "new" listing -- the initial DOM will go back to zero. However, the total DOM clock will continue to tick, so to an agent or anyone else closely reading the MRIS database, what they'll see is something like "DOM 0/96." See http://franklymls.com/FX7642582 for an example of how this looks. In order to make it truly fresh, you need to wait 90 days between pulling and relisting. |

And even if you pull it off the market for 90 days, any competent buyer's agent will see that you had it on the market, it didn't sell, and you pulled it off the market.
If you actually want to sell, don't bother with tricks like that -- just cut the price. |
