Would like two realtor proposals to sell our house - rude?

We are looking to put our house on the market in the Fall. We have worked with two realtors in the past on different home sales and they both has strengths and weaknesses as realtors.

That being said, I would like to ask both of them to provide us a proposal for what price they would recommend we list our house for (and why). That would help us determine which realtor we would feel most comfortable going with.

Is asking them to put together a brief proposal *before* we commit to hiring one asking too much? We would be upfront about what we are doing.

Nope, not asking too much at all. We did exactly that when we sold our condo last year.

Not at all. You are entering into a contract with them, and they want your business. You have a right to see what they plan to do if they get your listing.

That sounds ok to me. I had planned to do that, but really liked the first person I talked to, so I just went with her. (i'm glad i did.)

Tell me about the day of the open house, what will you do, what should a buyer expect to hear from you, and how do you follow up with the people visiting the house? none of them had answers that seemed liek they were very good at sales. They all said they woudl wait to hear from the buyers agent.

99.9% of realtors stand around getting people to sign in so they can show the owners but that list is a list of potential clients for them. When we sold, we interviewed 5 agents who claimed they knew our house and the area, in our interview, and you should treat it that way, we asked them to sell us our own house and asked them the following questions.

How big is the lot?-they had no idea
What school district is the hosue in?-call the school board
What year was the hosue built? I think most of the hosues in this area were built between 1930-1960

You would think they would do some baisc research beofre the interview but nope.........

We interviewed 2 agents. I think the first one was a little bit taken aback when after his presentation we said we'd get back to him because we were interviewing another agent the next day. But, he understood - I think he was just wanting to get the job right then an there. When we interviewed the second she knew we had already interviewed another agent (and specifically knew which one).

I think all good listing agents have a pre-prepared presentation ready to go at all times to try to sign on new sellers.

I think you MUST interview multiple agents before committing. Let them know that you are meeting with other agents, just to be up front. If they really want your business, they shouldn't mind putting in some work beforehand, even knowing that you might go with someone else. It's not a ton of work that goes into this. We met with 4 agents. All of them knew we were looking at all our options.

We met with 5 who all submitted proposals which included info about marketing, comps & suggested listing price. Chose one who we liked best. Not unusual at all to interview several and they expect it. They have to work to get your biz.

I would also broaden your search to see if you can find an agent who's a better fit. My understanding is that asking agents to submit proposals before picking one is pretty standard, as long as the realtors know this is part of your process of selecting a realtor so one realtor doesn't get the impression that you are definitely going to work with him/her.

You may want to get an up-to-date book to make sure you have all of your bases covered on the home selling process, especially because financing requirements have probably changed since the last time you sold a house.

Agent here - Interview as many agents as you want/need, that is normal. But DON'T go with an agent based solely on where they say to price your house. So many agents will 'buy' a listing by telling you what you want to hear but won't necessarily be the agent who will work the hardest for you and do the best job. You want someone to tell you what you need to hear, not what you want to hear.

You need a few competing proposals, of course!

And if you don't like them, sell the house yourself, like PP.
