
thinking about beadboad below chair rail in our casual dining room. the room is small, 10x12 and only has 2 full walls (room opens to the kitchen) and then has a cutout between the living room and dining room.

We looked into getting it done for our nursey. We got a quote from the same guy who did an entire wall of built-ins for us. The built-ins were about 1800 which I thought was a very good price. He quoted 2500-3000 for the beadboard. I was shocked. Either he really didn't want the work, or it is fairly expensive. We wanted a ledge trim at the top, and I don't know if that added to the price. Seemed steep to me. |
I think it depends on the condition of your walls. If you're dealing with flat and level drywall, it shouldn't cost very much at all. If you're dealng with warpy plaster walls, it could well cost you and arm and a leg. |
The quote given seems outrageous unless he was individually cutting each strip of wood by hand. Beadboard is sold in sheets. You cut the top off to create the correct height, nail it in and then cap it with whatever ledge you want. Obviously outlets and any other areas that require cut-outs add to it but seriously ... $2500?? I recently did a board and batten treatment in the kids bathroom on my own using the good 'ol internet as my guide. With miscuts and some errors on my end, I still only spent about $150 total, including paint. |
We did it in a guest bathroom and it was not very expensive. In fact, we had to take down wallpaper, and putting the beadboard up was cheaper than trying to get the walls back into perfect shape after the wallpaper removal. We did it about chair rail height, and we did repair & repaint the walls from there up to the ceiling.
Our job was $1500 total - removing wallpaper, repairing & painting the walls, installing the beadboard, putting in a tile floor (previously was wall-to-wall carpet - WTH?!), removing old sink & vanity and replacing with a pedestal sink, new faucet, and a few odds & ends like putting up a new mirror, new light fixture, towel bars, etc. I went and purchased the new sink, faucet & accessories myself, so the $1500 was for the labor and the materials the contractor supplied - tile, beadboard and other misc. small stuff like trim. We used the prepainted white beadboard from Home Depot so it did not have to be painted. |

We were redoing our bathroom and the first quote we got for beadboard was thousands. It turns out there is quite a range of quality. If you get thick hard wood planks that are fit together, it can be really pricey. On the other hand, as some have mentioned above, you can get "pre-fab" beadboard panels at the hardware store that are MUCH cheaper and easier to install. They really don't look as nice, but we went with the cheaper version, and it's just fine. |
Wood beadboard is fairly expensive, but primed beadboard at Home Depot is fairly inexpensive. For your size room, materials are probably $500. Labor if hired would be about the same, but really it's pretty easy to install. The real trick is to use glue (I would use Liquid Nails) AND nails. |
For those of you who have installed the prefab beadboard from Home Depot or Lowes, do you have to remove the baseboards to put it in, or can you install it flush against them with the liquid nails and nails? |
I would probably remove the baseboard and re-install over top of the beadboard, but I like moulding projects. I don't see why you couldn't simply install the beadboard on top of your baseboard, without removing it...you might be able to just hold it up and see how you like it.
There are also standard moulding types for both the top and bottom of beadboard if you wanted to give it an even cleaner appearance. Frankly, moulding is one of those things that seems really difficult, but is not that hard and IMO adds a lot of aesthetic value for the cost and effort. |
FYI, there is textured beadboard wallpaper... stick on type. I've heard it is easier to install but not certain. (I'm considering another kind of textured wallpaper.) |
