We bought an older home and have been mulling over how we can re-arrange the living space to work better for us. We have no idea how much it costs for this type of renovation and would like to get some help with ball park figures. If you can answer one or multiple of these questions, it would be appreciated.
1. How much does it cost to bump out the family room back wall by 10 feet? (fwiw, it's 15 feet wide and we would rebuff/re-stain the old hardwood floor to match the new one). 2. How much does it cost to redo a kitchen that would require moving the plumbing and electrical items? What is the cost if we do *not* move the plumbing and electrical items? Please exclude appliances from estimates. 3. What is the cost tearing down a non-weight bearing wall (12 feet long)? 4. What is the cost of re-doing a banister for the staircase? 5. What is the cost to put in hardwood floor for a moderate size kitchen? How does that compare with re-stain and rebuffing the existing hardwood? 6. Putting in a 3 foot tall, 25 foot long retaining wall made of of brick or stone in the backyard? 7. Putting in a small stone patio? |

LOL Seriously, you have to talk to contractors about this. |
Yes, we are obviously planning to talk to a contractor, but we thought to get some help from experienced DCUMers who have gone through similar renovation so that we can have an idea. |

Talking to homeowners is part of contractors' job description. If you are going to want to do this some day, why not have someone over to give you an estimate? Design/build companies will give you a rough estimate for free, usually, and then for a thousand dollars or so will give you actual sketches and a rough breakdown of costs.
Then you sit around feeling depressed. |
