Front porch addition

I am considering adding a front porch to my AU Park ugly colonial in the hopes of improving its curb appeal. Has anyone done this? Cost? Recs? Will I recoup the expense when I sell?

My inlaws added a full front porch (three steps up) to their colonial and paid about $13k. They are in the burbs in Loudoun County. They used composite decking, so that drove up the cost a bit.

I've seen a "Farmer's Porch" added to a colonial and it looks quite nice but it is expensive, $15,000 and up. Also, will you be able to use it with some degree of privacy? If it is simply a nice decoration then I would think it is not worth the price and effort.

We just added a portico and enlarged the front landing (we didn't do an entire porch) to our colonial. We definitely think it was worth the $15,000 it cost. It totally changes the look of the house.

If your husband is handy, meaning he can cut stright, use a level, square up a structure, it is easy to do on your own. Two ledger borads, one at the roof line of the porch and one for the decking, a simple slanted roof, a few footers, posts, decking and done

I am this PP. I checked with my inlaws last night and they said it cost $25k. Their back deck (also made from composite decking) is what cost $13k. It does look beautiful.

We added one to our center hall colonial in NW and love it. Cost about 17K several years ago, but we used cedar.

We also added a front porch (in connection with a larger addition so I don't know the cost). It was WELL WORTH the money if you can afford it. Our boring colonials was completely transformed. We had a wonderful new seating area and rocking chairs to relax/read. We are constantly complemented on it. LOVE it!

do you have your site plan? THe reason I ask is we have a Colonial in AU Park and our propoerty line is actually 4feet from the front of our house. (even though we have a lot more property to the side walk).

I Will keep saving $$$, we will do the front porch after the kitchEn and backyard deck....
