Developers, home flippers - please stop with the luxury vinyl planks on main levels

I think you're in the minority, an the fixtures in that house aren't exactly high end either. Are you going to drop down to formica countertops and a vinyl shower enclosure in order to get hardwood?

If you are looking at cheap properties like that one, then you should expect cheap finishes. The flippers need to keep the costs down somehow.

I like LVP and think it's definitely appropriate in this price range. Also great for townhouses and condos. My condo had a concrete floor so my options were engineered hardwood or LVP. Tile is too hard for my plantar fasciitis. Just visiting my parents for a week on their tile floors makes my heels hurt. And tile is cold!

What I hate about LVP is that most of the options are gray or grayish weathered looking wood. No! Just get regular wood colors. I love the LVP in my basement. My kids can beat it up and it looks great. Can't say the same for my hardwoods on my 1st floor.

This style of LVP is so wrong for a 1950/1960s style split, which is the biggest problem. It will never look right in a house like this so I imagine it will be gone within ten years.

I'm considering LVP for my new-build's second floor. That or stone. I don't mind the cold floors - live in a climate where that would be beneficial. I'm trending towards stone because the LVP ime gets easily nicked, chipped or raised if its soaked or there's friction from furniture.

Whereas the hardwoods I've had just scratch up like crazy and have to be polished/refinished every 5 years or so. Thoughts?

We rented a house down the street a few years ago. The main levels were all hideous parquet floor tiles. I don’t love this look, but it’s way better than what it was before.

I toured that home, and it is AWFUL. I would NEVER purchase it, even if it was the only house on the market, and it has nothing to do with the floors (which I hate).

Terrible flip in every way.

Its not a trend. Its a price range.

You're not getting real hardwood for a $600K house in this area. Period.


I hate to break it to you but many new builds even in the $1m+ range are being built with LVP. Just look at the Mt Prospect/TB thread - loads of people opting for LVP. The reality is that folks would rather put that money into something else and still have a floor that looks nice, is affordable and most importantly, durable. I think OP's house for reference has LVP that doesn't look great - there are LVP that look nicer.

I personally am fine with cheap finishes or less renovated but wood floors.
