Architect recommendations please

I'm in close in Nova doing basically the project you describe. 2 story addition. The addition totals about 1200 ft. Then I am renovating my upstairs (cape cod) with a pop up dormer to give us full use of the space. So adding about 200 sf more usable space separate from the addition up there. New kitchen, 1 renovated bathroom and 3 new bathrooms, family room w/gas fireplace, mudroom, etc.
Total $550K inclusive of allowances (which I heavily padded).

Sorry, same PP here.... that doesn't include the architect portion or some of the permits which are outside the builder's contract. Those costs have been about $35K in all and were out of pocket and not included in our renovation loan.

PP here again...also join nextdoor and search or ask for architect recommendations there.

I second the idea of reaching out to architects who are doing work in your neighborhood. They will know how to get approval and permitting moving forward.
