INOVA Alexandria moving to Landmark Mall site...thoughts?

Inova is making some pretty significant investments in the region: New hospital in Springfield, new hospital in Alexandria, new healthplex in Potomac Yards.

I think the new Alexandria hospital at the Landmark site is a smart move. My only question is how much mixed-use housing are they planning to put in. Living close to a hospital can be loud.

I am thrilled. Inova Alexandria is second tier care and Landmark is in a great location near Rt 395.

For those in Old Town, Del Ray, Rosemont, etc, the new location adds significant travel time. Going via the Beltway and 395 instead of King or Braddock would help, but not if the Beltway or 395 are clogged. For many of them, it would make it as fast or faster to go to Virginia Hospital Center. Unfortunately, in an emergency, I suspect that AFD would take them to the new Inova rather than VHC even if VHC were closer/faster.

Having an elderly parent who lives in Old Town, I have mixed feelings about this announcement.


The two sites are only 2 miles apart, & there’s really not much difference, time-wise (or distance-wise) from Old Town. Especially now that they’ve so thoroughly mucked up the traffic situation on Seminary.

Not as much at an isolated suburban campus, our public transportation network in this area is focused on commuter movement into the District. They do still have buses for the type of limited demand that would be associated with a hospital.


My guess is there will be more buses running directly between van dorn and the hospital which is an easy route.

The housing will probably be targeted toward seniors who want to age in place. That’s a demographic that is growing and puts a premium on being next to a hospital

They’ll run more buses from Old Town and Huntington too. There’s already pretty frequent buses from King street running to that area

What new hospital in Springfield????

There is a healthplex, but no inpatient care in Springfield. That was about 20 yrs ago. Is there an actual hospital planned in Springfield?

If this + the transitway on Duke street + redevelopment across the street all start within two years my little duplex near Fox Chase may go up in value. Hope the current hospital site doesn't get too dense because getting to seminary or quaker from Duke is already a hassle.

How much of an impact do you guys think this will have on Cameron station homes? Maybe an extra 10%?

Thanks! As someone who is sitting at Childrens Hospital right now and dreading the ride back to VA, it makes ALOT of sense to put hospitals near interstates! Both the Springfield Hosp and Alexandria Hosp will be well-placed to treat accident victims, and make it easy for ambulances and patients to get in and out.

I so wish Childrens was easier to get to.

This is definitely smart. I was wondering if some other DOD office would setup a new HQ there as well. I agree that another "town center" alone wouldn't work there. It's a sectioned off area that's not all that desirable. And the current Alexandria hospital is small and hard to find.

I hope it includes some small office space to make a small contribution to helping with the regional job distribution. So many things are shifting to Tyson's and further west, the eastern side of NoVA should look to improve job growth

That intersection is a nightmare. Stupid question but is Alexandria going to do anything about the infrastructure around the new hospital?

I’m about to put a place about a mile north of there on the market. Am I making a mistake, or should I hold out for more appreciation?

I don't know where this is in the planning process, but for something this big, it can easily be 3 years away before they even break ground. The market is already so hot that I'd say don't hold out for whatever further appreciation comes from this. It will be a long time after construction before any market demand is sparked by this redevelopment.
