I’m making the leap from Va to Maryland

Silver Spring to NOMA would be a nice red line commute, but you will have to look past the beltway with your budget. Or settle for a TH.

The area around Forest Glen metro station might be worth looking at. Also, Greenbelt. Historic Greenbelt's got a nice little town center area.

Budget is $500 or $550K and commute to NOMA.

Op what area are you coming from? That will also help inform what kinds of areas you might be most comfortable in.

You should look along the Marc lines into Union Station if you're commuting from MD and want to avoid a car commute. It's relatively cheap if you buy mostly passes and reliable. Along the Penn line, Bowie and Odenton are both good options, and within your budget. You can get a row home or older house in Odenton within a short walk/bike ride of the Marc station for that amount. If you are willing to Park and Ride, you might also look at Gambrills. It has a great neighborhood feel and is well-liked but the families I know over there. A little sleepy, but those are the burbs.

Also look in Silver Spring 20901. Nice affordable neighborhoods with lots of families, well-liked schools.

You may already know this, but the property taxes in MD are some of the worst in the country, that's why homes are so much cheaper there. Their income taxes are also higher than Virginia's. Also, Virginia has some of the best public schools in the country and great public universities. Just be sure to weigh the cons as well as pros. But you know your circumstances best. Best of luck!!

Hell nah. People's republic of Maryland charges just about as much in taxes as DC

Have you considered Rockville near the Metro?

This person has not heard of NY, NJ, CT. My parents just moved down and are so happy with the taxes.

I moved from Virginia to Maryland to buy a house in the same price range as OP. You can get into a much bigger house in a nicer area, closer to their work with less commute, and better schools for the price. You think they should forego all that to save a couple thousand in taxes? My taxes were only slightly higher in Maryland. The really large tax differences only happen at very high income levels and that’s not the case fro someone buying a home for 550k.

College Park is great. University Park is great. Mt. Rainier and Hyattsville are great. Greenbelt is great. Cheaper than MoCo and NoVa.

Silver spring is good, and is much much larger than the downtown core. We live in outer Silver Spring and like it.

You should visit College Park, it's really nothing like a "college town," more like a bunch of strip malls and old businesses.
