How would you organize this space?

I would wait on the desks - my kids all have lovely, expensive desk that do nothing other than hold books, clean laundry, etc. they do homework in the dining room or on bed.

The annoying thing about bunk beds is changing the sheets. It is a lot of acrobatics to change the sheets on a ladder or crawl up and perch. The triple ones seem like a nightmare.

Just a bit of warning, we got a loft bed for our DD, and it turns out to be very hot in the summer. If the bedroom doesn't cool easily (we're in an old DC house), stay away from high loft/bunk beds.
