Hot water system broken in rental property. Will take a week to repair.

Check you lease. A utility being unusable (no hot water, how can they bathe) may deemed untenantable and trigger certain rights for the renter, such as withholding rent and abatement and fines. And even if it isn’t in the lease depending on where this property is located it could be in the city/county code.

Don’t be a slum lord, get it fixed ASAP. Keep calling. You really suck to do this to your tenant.

And what is tenant doing? I have a tenant, I live out of state. If my water heater broke and I said look the only person who will fix it is not for 7 days. If youk now anyone or can get a new one Lowes or HD tell me and I will schedule it. A rental is not a hotel. The tenant may be late on a rent check, have a loud party, may need to go month to month, may ask for a lower rent increase at renewal etc. You got to give a little to get a little.

Seriously, WTF. I live in a rental in which the owner is out of state AND we are renting our old home as out of state LLs. This response is BS. As a tenant, I do help my LL out, but it is ultimately his responsibility. As a LL, my tenants help me out but I cut them breaks on rent in return. And I am not showering at the gym with my 3 and 5 year olds. First, we don't belong to one anymore and second, to add that into our day of getting to school and work on time (or doing it in the evening after work before bedtime and also have dinner) would be somewhere between a huge PITA and impossible.

Tenant called saying there's a problem with the hot water heater I call my handyman he came and looked at it . It needed to be replaced .
I ordered it online from Home Depot. Next day, he picked them up, went and installed it.
Then we called the gas company and told them we smelled gas. They came out checked the not water heater , said no leak ,signed off on the installation .
DONE!

They’re not asking for something you don’t have to give. As a landlord you’re required by law to provide hot water. So provide it—whether through fixing the water heater, or putting them up in a hotel.
