Help me decide where to live - Clarendon, Old Town, or Del Ray?

Op here. Are there lots of young families there?

Tons of young families.

Ashton Heights/Lyon Park could work too, sits between Clarendon and Ballston. Very family friendly.

Amazing, thank you! We will go check it out.

Another vote for Westover. A neighborhood elementary school is being built in the areas "main" street area and will be ready by the time your child is school age. That large open area by the school/library also has 2-3 kid leagues playing after school every day.

Most streets also have an annual block party and stagger dates so you can attend the ones surrounding your house. You just missed the season, but usually runs through September and october

Another recommendation is the city of falls church, around the east falls church or west falls church metros. Also tons of families, good walk ability, and easy commutes to Tyson's and DC

Hey! We were you with nearly identical commutes 12 years ago. We bought in Capitol Hill. As log as you’re walkable to the Silver Line, it’s a great place for that split commute. We now have middle schoolers and are staying here for the long haul. You really can’t beat the Hill community once you have babies.

Did you lottery into OOB or Charter middle schools?

OP here - That sounds so cute! We are the first of our friends to get married/have kids so having a built in community would be really nice.

I love both Old Town and Del Ray but if you have kids... forget it. alexandria does not have a reputation for good schools.

Choose Arlington

Part of this equation is who commutes where. Whomever will be primary parent should have most direct commute so can come home for sick kid, school events etc.

Capitol Hill to Tysons???? You’d recommend that commmute? The train ride alone has got to be 45 minutes, never mind the rest of the commute to/from Metro stations.

NP. It’s not a bad drive. Reverse commute. Note 12 years ago — no silver line.

This is an excellent point and one that should be a big part of the equation if you think you will end up living in the area for a while. I understand from your post that this is a ways off but take it from those of us with kids, you need to consider this.
