You might try posting in the real estate forum too, but yeah, I would look at Takoma, Silver Spring areas. (This is where we are - I have a 45 min commute door to door to Dupont area on the red line, assuming no metro issues Within DC borders you'll have pre-K at age 3 available for your son, on the MD side, you'll continue in daycare. Best strategy will be to identify the neighborhood you're moving into and then get on local list servs for area-specific childcare recommendations.

Will you have a car? Or do you want to walk or metro to work?

Realistically the farthest out you could live is Arlington, VA. You could rent a SFH for that price (but would need to drive in). You could probably rent a townhome/apartment near the metro for that price as well (like Ballston/Rosslyn/VA Square).

You definitely can't get a 3br in Dupont for that price. But living in Dupont Circle would obviously be the best for everyone.

FYI, I work in Dupont Circle and drive in from Arlington. The commute is on average 30 minutes from where I live.

And you are going to have a hard time finding a daycare for a 2 year old. Start putting your name on lists now.

I'm surprised no one has suggested finding a 3 BD rowhouse in NOMA and commuting from there. Very kid friendly/baby boom neighborhood, near Cap Hill amenities, right on the red line, budget possibly doable for 3 BD (assuming you're OK w/ a rowhouse rather than an apt). I've heard good things about the FERC Bright Horizons daycare (which is very close by/convenient to the metro) and they often have openings for 2 year olds.

We are moving from Lakeview too I'll def look into the neighborhoods

We will be renting for the first year to get a feel of the city .. I'm nervous about finding a 3bdr as well but we will have family/Grandparents visiting so we need the space ... Another mom mentioned Arlington/ rosslyn area as well - I will check it out.

I used to live in Friendship Heights. It's 5 or so stops away on the Red line, has many high-rise buildings with 3 bedroom apartments.

OP, here's a quick craigslist search for housing with your criteria. Petworth may be your best option.

Maybe a few years ago, but I think OP would have a hard time finding a non-dumpy rowhouse at that price point in NOMA. I suggested Brookland, but both of those areas are getting really expensive. I think a 3 bedroom rowhouse is closer to $4k.

This is true. OP, the housing stock is different here than Chicago. If you want 3bdr, you'll have more luck looking at rowhouses/townhouses.

If you are willing to move out to more suburban style living, you can rent a 3BR in Bethesda, Friendship Heights, Chevy Chase for up to $3200. Bethesda is the furthest out and to Dupont Circle is about a 20 minute Metro ride plus walking time on either end. Here are some listings to consider:

I guess it depends what you mean by "non-dumpy." $3200 will definitely get you a 3 bedroom row house in NOMA. It will probably not be recently renovated, but it will be totally liveable. Keep an eye on Yarmouth Rentals website.
