We got a rinnai water heater a few years ago and it is awesome. Bonus points in that it was a tax credit.
We never run out of hot water now. Our natural gas bill went down a bit also after we got it.

I've taken the home office deduction for over ten years. I've never had any issues, I legitimately do all of my work from my home office. I am entitled that deduction and the write offs that go with it. I believe it's like 6.9% of my square footage so I get to deduct 6.9% of my housing expenses.
