does anyone have a summer home?

I disagree. We have a place in the mountains and even if we only have the time to drive out to spend a night or two it is a welcome change of pace. Very relaxing to sit on the porch with a good book or swim at the lake. It has been great for our kids, too.

We own a country estate in central New York. We spend many weekends, holidays, and all of our vacation time there. The kids love it. So do the pets.

I am also interested in a summer place. Any ideas on places that are within 2 hours would be great that have good dining and fun things for kids. I am hesitant on Bethany since it seems the ops would mainly be sea colony and that isn't up our alley for a whole summer. I might be more intesested around St. Michaels but that seems really expensive--anything more of St. Michaels lite???

This place sounds heavenly. Do you mind saying where it is?

It is in Shenandoah County which is in Virginia at a place called Bryce Resort. It is a 2 hour drive from DC. Very laid back and relaxed type of place. We get to enjoy it all year round as they have skiing - not all that challenging when it comes to skiing, but it is very family oriented and a lot of fun. I love the summers up there as it is always a tad cooler than the DC area and so quiet. : ) Great hiking in the area, too.

I wish I could afford a place in Bethany. FWIW, 2 bdrms oceanfront at Sea Colony start at $500k plus the HOA/condo fees/ground rent run near $10k per year. Bayside at SC for the cheapest 2bdrm runs in the upper $200s ($280~) plus $7000+ in HOA/condo/ground rent. Taxes are only $600. Still, that's a lot of money. Is there anything non-Sea Colony in Bethany that is affordable? Does anyone own a condo in Ocean City, MD? Oceanblock units seem reasonable, but I'm not sure about the taxes, HOA, etc. What about Fenwick?

Do you care if it's right on the beach? There are some new houses for sale four miles back for under $200,000. You could probably find a townhouse or condo in Bethany Meadows (2 miles from beach) for about that too. These are outside the flood plain so insurance is cheap too. HOA fees are negligible.

My parents just sold their condo in Ocean City. Why they sold it when I finally had children to take there is beyond me. Anyway, it was a 2 bedroom/2 bath on the top floor of a highrise oceanfront building. The building had a sauna and an indoor pool. They sold it for $550k last year. They bought it brand new in 1986 for $95k.

They used to go there pretty frequently throughout the year. My father is pretty handy, so he did a lot of the maintenance himself including a kitchen remodel and floor replacement. They did pay a company to check on it when they weren't able to get down there, kind of on a drop-in basis.
