PP here. We take 495 to 66 when we drive into DC. Yes, there is a little traffic, but not too bad. The Tysons exit is only a little further down, so it shouldn't be too bad. If you're in a bind, you could always use Braddock to get on the Express lanes. |
| We live in that same exact pyramid (WF/F/W) and the commute to Tysons would not be bad. Now Bethesda would be a different story, although I know people who do it. |
I live in Falls Church City in a neighborhood adjacent to this area. I think it is a lovely neighborhood, with some nicer housing stock than FCC. No experience with Timber Lane, but I would absolutely consider this area with your commute requirements and your budget. |
| we are in the Woodson pyramid and have been happy. There are good housing options in 22003 (outside beltway), 22031 and 22032. Mantua is nice but so is Canterbury Woods, Truro, Willow Woods, Olde Creek, Somerset areas. |

| Some FHS neighborhoods were redistributed to Woodson and have a good small ES plus a well regarded MS. You can buy a 4 BR, 2.5 BA SFH with a fenced backyard in the high $500s and low $600s. It is not well known so the housing prices have not yet skyrocketed. |
It's the Fairfax Villa area and the realtors already place a great deal of emphasis on the new Woodson assignment. The prices reflect the fact that the homes are modest so they will continue to sell for less than other Woodson neighborhoods. |

Sorry for not getting back. I recommended Shrevewood in 22043 and the pools. Shrevewood is near Poplar Heights Pool. Many people spend a lot of time in the summer at the pool so it's just nice to find a neighborhood that has a good school and pool nearby.
