Ideas for large family getaway at Thanksgiving? Challenging location

The challenge is cost and location. There's a faction coming from Alaska that wants warm weather and ideally a beach. The rest are on the West Coast -- New Mexico, Oregon, LA and Portland. We are the only ones on the East Coast, so it's a given that we will have to fly somewhere.

Some have suggested Hawaii but the airfares are crazy for us, and the house rental is, too. With four people it could come close to 10K in total, which is too much.

Any ideas on a warm-ish location where we could rent a big house? Ideally with a variety of activities to interest teens and adults, some active, some not so much?

also it is a Thanksgiving break so why fly longer to Hawaii to eat, visit, sit on beach when you can sit here:
