That street had several homes experience a massive back-up of sewage into basements recently due to heavy rains and tree roots growing into sewer lines. Better make sure that house is outside the problem zone.

+1. The Irving St. House is much more modern. People will scream but I would paint all the trim white in the house OP posted, and that kitchen would be gutted and redone.

I love the Irving house. We are currently in the market. My wife and I are trying to decide if we can pay 1 million for a house in Brookland. We are leaning no, but damn that house is nice. I love that yard.

I saw that house on Irving and was pretty disappointed. All the finishes are really cheap and they made some odd choices with the layout. The walk from the metro is blah - the commercial strip on 12th looks rundown and I got some honks and staring from a few people on the 4-Block walk to this house. I guess if you just plan to drive all the time, then that's not a factor (but frankly, if that's the case, why not live somewhere with good schools?) there's a huge concrete pad in the back which is ugly - given the long driveway, it would've been better to leave that back area grassy or put in a flagstone patio. It's really close to 12th so there's a lot of traffic noise. The exterior is really adorable but that's pretty much it. I think there could be houses worth a million in Brookland but this is not one of them.

That is my feelings from looking at the photos. They did the concrete stuff probably to save the cost of building a patio.
