Thoughts on staging?

Essential. Declutter and paint. Clean everything. No one wants to see all of your crap crammed everywhere. When I was house hunting, I absolutely could not envision myself in any of the houses we saw that were cluttered with someone else's personal decor, knick knacks, books, laundry hampers, 4,000 framed family pictures, pet toys/cages/food bowls, etc etc everywhere. And I refused to go see houses with pictures that exposed such in the online listing. We staged our house and sold it in less than two weeks.

^^Ha! Didn't see that you have the opposite problem. Empty houses are the flip side of the same coin. No personality, no ability to envision how furniture might fit, etc.

Your agent sucks. Get a new one. I think staging is a good idea, but not in a seller's market.

+1 Find an agent who will stage for free, and consider terminating with your agent if/when your contract allows.

My agent thinks staging is so important she keeps a storage unit of furniture to stage empty houses. Even in a seller's market some buyers need to be shown the possibilities.

OP, you have one lazy agent. Find a new one who can stage, have new pics taken, and relist. Properly so it shows up in searches. Sounds like your current agent might have keyed in something incorrectly.
