Tell me how to refuel my savings

If op had $40k to spend she's not going to drive to a laundramat to "save" money. Virtually by definition it wouldn't be the economical choice as the cost per load must be higher than the operating expense.

First years are tough. $40k is a ton, my guess is you replaced things with expensive tastes - even an entire roof, a/c and all my appliances wouldn't have added to that.

Pay off the car note.

OP circling back here. I don't think we did anything that expensive - heating and ac system cost $20K alone, washer dryer (not fancy - home depot on sale), dishwasher (kitchenaid!), roof (asphalt- not slate), 2 insurance deductibles, plumber visits and installation costs quickly got us to around the $40k mark.

Anyhow, I am bucking up and buckling down to start saving again.

That sucks. The good news is that you don't have anything else left to replace that would be so expensive.

Why didn't the home inspection see something was wrong with the roof? And the Heating/AC system?

i'm confused. like the PP, wondering what the inspection told you? wouldn't you know that the heating system and the roof (both major expenses would have to be fixed soon)? also, did you not get some type of insurance w/ your home? our broker paid for ours and it was for the 1st yr. helped b/c our dishwasher broke and then after they came and fixed it, it's been working for 7 yrs now.

only major expense so far for us after 7 yrs has been downstairs air conditioner which broke down about 3 yrs after we moved in and cost us about $4k. didn't replace it right away though. fortunately for us our house is in the shade and about 10 degrees cooler on our side of the street.

Not OP, but noticeably missing from your list is a roof.

Not OP either, but we had to do roof and siding when we bought. Oh and paint, some repairs. $45k.

OP here - We bought last year - inspector said all the systems and roof was old. He said they could all last another 5 years or 5 months. Bought in NWDC in a bidding war (5th house we bid on) and there was zero room for negotiation. And all in all, it's a great house and I would buy it again - it's just that EVERYTHING decided to die at the 5-9 month mark. We figured we'd deal with one or two things in the first year-- not all of them.
