I think it's pretty clear that it will lower property values in LJKM neighborhoods. Some families will move to the burbs because they can't afford both a $1M house and private tuition for 2+ kids. Some people (like me) won't move there because either 1) they will focus more on getting into a good charter since upper northwest won't have the same allure in terms of guaranteed good schools close to the house all the way through high school 2) they will give up and move to the 'burbs. Yes, many will still want to live in upper northwest and I doubt it will ever be cheap. But even 5% more people selling and 10% fewer people buying will impact prices especially for the homes walking distance to LJKM schools.
Personally I thank my lucky stars that we decided to wait out redistricting before buying west of the park. We looked at a place in the Oyster district - I'd really be freaking out if we had just moved into that house. for now, we'll just sit tight in Bloomingdale pray the lottery gods smile on us next year. |
