Need to figure out if we should stay in our house or sell it - please help me do the math

Can you take in a renter? That is what some of our friends have done, with success. We moved which was much more painful but we needed to change our 3k/month mortgage into a 1200/month rent plus utilities. Taking in a renter would have only gotten us down to 2k/month.

OP here. There are two main reasons for moving:

1. The house, and its condition, feel like a tremendous burden. We've renovated before, and are very used to what's involved/the cost. It's the type of house that you have to work on continually to maintain it.

2. The environmental factor that I can't give specifics on. It's just something about the neighborhood itself (not any of the people) that is a great annoyance.

I guess what I really want to know is: how much would we lose financially to buy peace of mind?

Only you can answer that question. It just seems like a lose/lose situation with regards to the financial picture, but I guess you know that.
