5/5 ARM with Penfed - 2.75% on 900kish balance; no points, orig fee or closing costs.

Fixed was 4.25 or so at the time; not much more now.

MAFCU (Mid Atlantic *something with an F* Credit Union. Got a $1.7M loan a couple of years ago. We were also approved by two other banks that ended up pulling out at last minute. MAFCU was fantastic to work with and great customer service. We were in Bethesda and they have a branch there.

FWIW, one lender checked for me the rate difference between jumbo and conforming loans in my ballpark, and reported back that the rates were identical.

Yup, were quoted 4.25% for a jumbo just the other day. We won't even need a jumbo, but the current rate is, for whatever reason, lower than the rate for a high-balance conforming.

WF 650k loan balance with 20% down , 4% (though 6 mths ago).
