OP, to answer your question: A TON OF TRAFFIC. Drive by that house at either 7:45AM, or, 5:30PM, and, you will have a very clear answer. |
| Since I live close to both, I would avoid Lewinsville house - it is almost sitting on Rt 7 - the noise alone would suck. The traffic is very bad. Meanwhile, the Churchill traffic is bad, but, only school related, IMO. |

The Churchill neighborhood is fine if you do not mingle with the hags there. Ask anyone. There are several intangibles that you will not know until it is too late.
Also, the Churchill house will have no back yard. I really prefer the Lewinsville house, including the construction and the placement. But you have to like it, OP. |

| Whoever is ragging on the Churchill Road neighborhood is either jealous or making things up. It's a lovely neighborhood, with a very good sense of community. There are activities for kids. The ES is one of the best in the county. At Halloween a resident dresses up as a good witch/fairy and hand spins cotton candy in a big cotton candy maker for all trick or treaters. There's the great park,with tennis, playgrounds, basketball, library, theater, MPA in walking distance. Neighbors let kids cut through their yards and play on their driveways (sledding, biking, skate boarding, etc.) It's close enough to walk into McLean. We've been there for almost 15 years and love it. There's one cranky person we know of who complained because a couple Halloweens ago, someone was giving out cider to kids and had beer for pedestrian adults if they wanted it. The neighborhood pretty much closes down the streets to all but slow traffic on Halloween (there isn't much anyway but that night there are probably 200 kids and grownups walking around, most houses decorated, etc). It's a great place for kids. They can play outside. This would not happen on Lewinsville Road. |
Of course everyone goes there for Halloween, that's not the problem. You sound like you are aware. |
| PP here - I have lived in several neighborhoods around the DC Metro area over decades. I have had all sorts if neighbors. None have been nicer that those we have in the Churchill Road neighborhood. We know several people who have moved to other neighborhoods in McLean and now regret it. You can have the best house ever, but crazy or rude or criminal neighbors can ruin the scene. (And yes, there are some surprisingly fancy neighborhoods around McLean that have their share if undesirables). But that's not the case around Churchill Road. |
| Some neighborhoods look good on paper, but don't turn out as well IRL, like the Churchill neighborhood. Its definitely a cut through neighborhood. Look at the map, OP. PP seems aware of potential problems there, which is priceless. |
