lyon park and ashton heights are around same stuff and have less of premium than lyon village. Besides that around ballston or EFC i'd guess

Did you read the part where OP was talking about "walking"?

Ah, I can't fix that incurable defect about Lyon Village. Sorry.

We used to live near Clarendon/Courthouse (so we walked a ton through LV) and moved out near the EFC metro. We can walk to the Williamsburg Shopping Center which has CVS, 7-11, Fro-yo, Cleaners, etc. Slightly further afield, but still walkable are Lee-Harrison and Westover. We can walk to Falls Church City also, though we usually take bikes or drive. The retail and restaurants in the area lack the cohesiveness of the Clarendon/Courthouse area. However, it does have the same family friendly feel walking around in the evenings and on the weekends. Kids are out and about in the neighborhood riding bikes and playing in yards, people are out walking their dogs. There are block parties and other neighborhood get togethers. In a price point of 1.4, you could find a new house in the area that sounds like it would meet your needs.

OP- where's your house located? We've been looking for 2 years in LV-- no inventory and lost out multiple times in Multi-bid situations.

Very close to Washington-Lee HS. Ballston. We had friends over here that liked the neighborhood.

This one is cute (aside from weird fridge selection). Further walk to Ballston, but you have all of those Cherrydale shops (hardware store, yoga, tea shop, etc.).

I think this would be walkable to both EFC Metro and Westover (grocery store, beer garden, hardware store, Lost Dog, etc.). Great community there.

A little further from Westover, still near EFC metro. We have friends at Tuckahoe and they love it.

This one is in a great location - Lyon Park right by a nice playground. There are some cosmetic things that are a little funny, but it's worth a look IMO just based on location. Great neighborhood - tons of kids and friendly neighbors. Hopefully that espresso machine conveys.

I think they would all offer a bit of what you are looking for. I would just focus your search based on price and distance/walk time to Metro and see what pops up.

With the exception of the house on Taylor, those homes are just hideous. Do you people have no taste whatsoever?

I know. That's why we hate to see the wrecking ball in North Arlington neighborhoods. What goes up is always big and usually ugly. Sigh.

I live in County Club Hills and I have seen people "walking."

Does every new house in Arlington look alike? Judging from the size of these garages, I'm assuming GM and Toyota are now building houses.

We, the people of Arlington, do not have any taste at all. Not even a tiny bit. Just makes life a little easier.

(unfortunately, the new houses being built in Arlington leave a lot to be desired)

Not OP but new Arlington resident asking a dumb question... what boundaries (in general) define these neighborhoods? I'm really just curious as I hear all the various neighborhood names bandied about I feel clueless not knowing what is where.

Same here, though we are basically between Williamsburg and Lee Harrison. You could walk to metro if you wanted or take a quick bus. It's a great neighborhood. New construction is typically $1.4-$1.6. I know there is one for sale now on Lexington. Two more are being built that I know of on John Marshall and Nottingham.
