Falls Church City (22046) and High Taxes

It's a great fit for us and I don't mind paying extra for it. It's more than test scores, it's the community and having a school district where everyone knows my kid- priceless (well, maybe not priceless!). Plus the walkability in FCC is way higher than in FFX, much higher quality of life (for me and what I was looking for).

Too high of a price to pay. FCC is a depressing little city full of old houses, dark streets, no sidewalks... it's all a hype!

+1 definitely overhyped

While this home needs work, I think it's very pretty: http://franklymls.com/FA8004149

However, it definitely has not sold like hotcakes. It's an example of a nice house in FCC that doesn't sell because it's so overpriced.

I've been in that house, it's nice solid and lovely. But definitely overpriced. This one came on the market at the same time and sold very quickly (for a house over 1M) : http://www.redfin.com/VA/Falls-Church/428-Great-Falls-St-22046/home/12033200

The great falls house was a much better deal at $301 / Sq. Ft, MUCH bigger, better maintained and better updated on the interior.

Also, why did they raise the price on the Walden Ct listing by $999?

I love this place - too bad it's so close to the power lines, no thank you! http://www.redfin.com/VA/Falls-Church/1002-Railroad-Ave-22046/home/12033975

I think originally it was 1.399M actually. I remember it was on at the exact same time as the one on Great Falls, so the difference was even more stark. So maybe when they lowered it, it got input incorrectly.

Ah, I was wondering what the catch was with that one!

Are you kidding? I'd never get to the power lines. The mere fact that this house is both fugly and over $1 million would send me running.

This one seems over-priced but it's new construction and I guess it's bigger than it looks from the outside: http://www.redfin.com/VA/Falls-Church/537-Great-Falls-St-22046/home/45114987 (over 5000 sq/ft?!).

I remember when that lot/other house was for sale, it was initially listed at well over a 1.3M! And eventually sold for $750K for the two lots/1 house. That developer is going to make a fortune regardless, especially if he does the same thing on the other lot.

It's not my style, but I'd say it goes for like $980K in about a month...

I can't imagine paying that money for a house in FCC when you can buy this prettier house for less in 22043 in the Marshall pyramid:

On a pipestem. So near 66 that you have to be able to hear the noise from 66. I wouldn't even consider this house.

the noise isn't bad there because there are no trucks on 66 east and the sound walls are very effective

I've been in that neighborhood and you don't feel that Route 66 is particularly close. I guess I'd take the bigger house on a pipestem within walking distance to WFC Metro over an overpriced house on Great Falls Street, which definitely gets a lot of car traffic at all hours.
