My dream house is a rambler without a basement...

Wait until your knees give out.

WTF? My parents are 69 and 71...been in the home since 1974, they still go to Gold's Gym everyday, mow their own lawn, etc. 45 years in that house and knees have never been an issue.

They're lucky. You never can predict when arthritis will strike. In my life, I've climbed to the top of bell towers in Florence, cathedrals in London, and Diamond Head in Wakiki, but now have a hard time scaling the steps in our townhouse. Life happens.

I like one level living, but prefer a basement. Mainly just for storage.

What you are describing is tourism excursions. My mother has arthritis and plays on a tennis league and pumps iron at the gym. It helps her arthritis. Not everyone allows themselves to get old and decrepit.

Hey, watch it. I'm still pretty hot stuff, save for my left knee.

I love the OP. I love a courtyard, an indoor courtyard too.

The other wing with three bedrooms. Courtyard opens to the east to provide lots of morning light. The courtyard would be a 'sun room' in the winter and easily open during the summer.

Ah fantasies. Lol

Are you my DH? This is his dream home.

One of my friends had a home like this growing up (that was in AZ though). The courtyard had a pool. It was fun!

Give them 10 years and you'll wish they had a main level master and bath. Stairs have caused broken hips, back etc . Could write a book on how elderly end up in the hospital, rehab , assisted living or skilled nursing.

This sounds like the Eichler house I lived in in California - except there was a pool in the courtyard. I was just thinking about how nice and spacious that layout was compared the same square footage in a townhouse.
