Like this house but not familiar with area - priced right?

I'm the above poster who used to live in North Reston and said I was jealous -

That said, there are some areas nearby you might be interested in, too. Parts of Herndon, Chantilly, Sterling and Ashburn might work for you with someone working in Reston.

See if you find a website that allows you to search by elementary school district and go to the following in Fairfax - Floris, Oak Hill, Lees Corner, Fox Mill, Crossfield, Waples Mill, Navy. We had a budget of $450K and looked at houses in a lot of these districts. We wound up in Greenbriar off of Fairfax County Parkway and 50, which we love...but we do miss Reston.

What do you want in your neighborhood? We had our list of what we wanted from a house and neighborhood in terms of amenities. We got almost everything we could have asked for. The house you posted is really great for walking distance to amenities (save the school), but does lack yard and garage.

Only you know what is important in your life. Lots of people would recommend Loudoun County to someone commuting to Reston - Brambleton area is extremely popular right now. There is also South Riding, other areas of Ashburn and several nice neighborhoods in Sterling (I can't remember the name of the neighborhood off of Algonkian north of rt. 7 right now?)

That neighborhood has a ton of kids, annual Halloween party, 4th of July pig roast ( or maybe the pig roast is on one of the other holidays??), cookie exchange, Labor Day cookout and kickball game, etc. etc. this house will go fast. I wouldn't worry about not having seen a lot of other houses if you like this one. Make an offer before the open house this weekend.

You would definitely get more for your money in most of these other areas, but Reston has a somewhat more upscale feel and unbeatable amenities. With Metro coming this year and the attendant explosion in development, there's going to be a major increase in density and you might not like that if you're looking for a quieter suburban environment.

from the first picture I pegged the house at 680k - so I guess that's a deal. lack of garage is priced in and lack of yard is the only drawback. I would also consider it a 3 br home for your immediate family as you wouldn't put your kid in the 4th bedroom in the basement - they would be too far away.

OP, I wouldn't listen to this poster. I agree that the house looks lovely but I would (and will) research, research, research! I made the mistake of buying the first thing I saw last time because "I loved it!" and now I regret. I still like the place, but in hindsight, I shouldn't have rushed and should have looked more.

I also live in Reston (love it here!) and I am looking into houses to get a sense of price, where I want to live, etc. We will probably be buying within the next year or two.

This house is very close to me and I drives through the neighborhood today - and from outside is indeed lovely. The houses around are also lovely and I saw lots of young children outside with their moms. I also saw ANOTHER house for sale and after inquiring (because I didn't see it online), I was informed it was put on sale today (I don't know how much they are asking yet). Also, the person who informed this, also told me he (was a guy) is planing on putting his home on the market in a few weeks (he has three kids 8, 4 and 2, lives in a 4bed house and is feeling it is too small for them).

Anyway, I just want to point out that unless you are 100% sure, don't need to rush because there is always going to be another house in the market somewhere.

We looked in Reston for over a year in that price range and didn't find anything this nice and updated that wasn't in the Dogwood ES district. Everything we saw was really "vintage". in this range. I think the realtor has priced this for a bidding war but I would totally go for it. I've heard great things about Aldrin BTW.

The franklymls website lets you search by elementary, middle or high school and it is awesome. The only site I used for a year while we were on the hunt. In the search box, type in es=aldrin or hs=herndon, etc.

Garage and yard are the drawbacks. Garage could in theory be built and yard in theory could be leveled out to some extent but that will cost $$$ and in Reston those things might be harder to accomplish due to Reston HOA and the yard might be unworkable due to drainage, etc.

Looks close to Reston Town Center and other amenities. If you're noise-intolerant being so close to Reston Parkway and Baron Cameron might be problematic.

The price seems reasonable although your Realtor ought to know the prices of other houses on that block.

You may have already checked, but be sure to find out if the sump pump is a precaution or truly needed due to water concerns in the basement. I do love the home--updated, nice floor plan, and very pretty!

Nice that it has hardwood upstairs! There's another one in the same neighborhood, same model, but not nearly as nice: http://franklymls.com/FX7833471. OP, I would go for it. If you look at recent sales in the neighborhood, most have sold quickly - within a couple of weeks - which is not usual for Reston, so I think this is a sought-after neighborhood. You can get a single family house with a yard for just a bit more than a townhouse price. Many townhouses/condos in this part of Reston are over $500k. We live in this part of Reston also and love the area. We are a bit farther north so not nearly as walkable, though. This location is great. Also, if you are interested in community involvement, Reston has a ton of very active civic organizations, from Reston Interfaith, which runs the homeless shelter, to Sustainable Reston, to IPAR (Initiative for Public Art), etc. etc. Truly a very vibrant community.

I love North Pointe Shopping Center and Reston is a great community. I don't know anything about Herndon HS and I would like a garage, but for the price this is hard to beat.

This is the upscale, yuppie part of Reston. For the most part, those who are passionate about "civic involvement" live in the older part of Reston south of the Toll Road - the liberal, activist types who buy into the whole Reston ethos.

We looked at a few of those houses many years ago. We liked the houses, but really wanted a garage and a yard, though, so we passed on them.

I wouldn't say *never* about power going out. It goes out in north reston, also.
