AU park market watchers---how much for this house?

I'm guessing 925-950, but only if the bedrooms are all usable (i.e., is one really just a study?) What do you mean by small? If the kitchen renovation isn't that great, closer to 925.

In AU Park, four bedrooms on one floor is huge.

If you purchased for $1M in 2008, I would guess between 1.15 and 1.2

A. is closer to the metro and has a bigger yard. Similar size and condition. Sold for 946 in dec.
B. is in the same block similar size but worse condition. Sold for 805 in dec.

Allowing for some pick up in the market in the past six months I would say mid 900s for this house. If I were buying and liked the property I think I would start with an offer at say 925.
