Market really picking up in Annandale and Fairfax!

Woodson is ok, but it would make sense if the newly districted annadale school to woodson would go up but it would have nothing to do with the market but due to the school change.

Woodson has not really gone up that much in quality because the more affluent people have moved closer into the beltway to places like 22182, 22043 The real increase in quality is Marshall which has surpassed woodson in many areas.

woodson was redistricted last fall. The section of annandale between 236 and braddock, and outside the beltway use to be the annandale hs area, and now all of it is woodson.

Don't know if Marshall is "better' or not, but everyone raves about woodson and it is actually an area where you can have an affordable house and top notch schools.

Let's not make this into a discussion about whose schools is better .....

OP here. I just posted because I have seen a noticeable difference in house movement and from a sellers perspective that is a good thing. I cannot believe people come on here and start comparing whose schools are better and trying to make their school seem better.

LOL...it is the DCUM way. People judge everythng by the scool, preschool and area you live in.

That said...homes are flying off themarket and above asking in our neighborhood and we are not in a top school district. Heck by most DCUM standard our middle of the road school would be equivalent to sending your children to school in Anacostia. We love our neighbrohood!

dont be hatin' on my Anacostia charter lottery middle school that i had to apply 100 times to maybe get in.

Woodson is a great school and has been for a long time. Marshall is also a great school. Both areas have their perks, but if I wasn't working in/near Tysons I'd probably steer clear of the houses feeding into Marshall - the Tysons traffic would get to me. You can get a pretty nice house on a pretty nice lot for a decent price, and some of the houses feeding into Woodson are a pretty quick drive to Vienna/Dunn Loring. (I lived not far from there for many years, and looked at houses feeding into Woodson before moving into Arlington for commuting reasons.)

the lower price in woodson district vs 22182/22043 is due to it being farther outside of the beltway and not near as many transportation options.

What is the 'new Woodson are'? Was there a redistricting of Woodson and if so, what area is now in that district?


There's a section of Annandale/22003 that is assigned to Wakefield Forest ES that was recently reassigned to Frost/Woodson instead of Poe/Annandale. Half of WF was already in the Woodson district. The assumption is that the reassignment boosted the RE values of the reassigned homes, and was somewhat negative for the houses that remained in the Annandale district.

If I want to live in the section of canterbury woods/frost/woodson pyramid, how is the public transporation in terms of getting into DC?

Not great. You can drive to Dunn-Loring and take the Metro, but the drive takes at least 20 minutes in rush hour traffic, so the whole trip takes more than an hour. If your schedule works for it, you can drive to Rolling Road and take the VRE; not sure how long that takes, and you have to add on the Metro if you're not going to L'Enfant or Union Station. And there are buses to the Pentagon, but if you are going to the city, you have to transfer to the Metro there.

Really? Do you do that? I would think that would combine the worst of the drive with a crowded Metro ride on which you almost certainly would have to stand.

agree with PP's - better to park at Vienna or Dunn Loring, where you'd get a seat 99% of the time and not do as much driving. Unless you're leaving the house before 7, the commute to ballston mall wouldn't be great. (I lived in Merrifield until last summer - took metro at Vienna or Dunn loring into DC. now I live in arlington and drive to ballston, park and then ride.) You can get a seat at ballston sometimes (fridays, some mondays, the last car on 8-car trains, the 1st car sometimes) but it's unusual.

i'd probably try to find a house close to Little River and Prosperity and come up Prosperity to Dunn Loring.

Many houses in the Marshall, Madison and McLean districts near Tysons (between $600-900K) are often selling within 10 days. People seem to be willing to look past the Tysons/495 construction.

How is Robinson High compared to Woodson. It seems housing are cheaper in 22032 of Fairfax than Annandale?
