If a house sold for $700k in 2008, what should it sell for today?

Your agent should at least be able to tell you how much prices are off from peak. If they lie about that one, definitely run away!

Remember, their job is to advise you and get you the best value possible for a property. This is entirely different from "just get you the property." Get the best value.

change agent ASAP - the house was offered for sale last year at the same price it was sold in 2008 and there were no offers. Has been for sale for for the same price for 50 days and again no offers. and your agent still says that the house is worth "at least" the same price as in 2008?

OP here. Thanks for the responses. It is in a moderately desirable neighborhood with a good elementary school. The sellers' listing behavior makes me think they're not serious sellers. The house is attractive enough that someone must have made an offer, just not high enough to cover what they paid for it plus commission. I am starting to think that our agent is simply not aggressive enough to write a low offer.

get a new agent. In addition to the other things people have mentioned, your agent should know the trends in the type of market that this house is in in this area. Its not just the area but the type of house within an area.

Eh. Zillow says my home is worth $110k more than I paid for it last year. I don't think Zillow is particularly accurate.

zillow gives you a range because it cannot see inside your house, low side is for less then average condition, high side for upgrades good condition
