| AU Park residents why is that house on Van Ness, the one with the red door still on the market? It's almost 90 days. |
| So it's kind of funny. Listed my townhouse and had a lot of buyers come through, and got a quick offer. Did get some feedback that buyers wished there was a second full bath on the upper level with the bedrooms; there's a full bath in the finished basement, but just one bath near the bedrooms. I kind of wanted to tell them that nearly every house I saw in Arlington - at over $200K more than I was charging - had only one bath on the floor with the bedrooms. (and many had only one bath, period, and most baths were very old, whereas mine are new.) |
| 20 days? OP, if you're serious about buying in AU Park, you need to get a buyers agent and get in to see houses within the first 24 hours on the MRIS, if not before they are on the MRIS. And put in an offer within 24 hours of seeing the place. And if you have an agent and s/he isn't hearing about places before they get on MRIS, you need to find an agent that is better connected. |

| 20 days sounds incredibly slow. Completely unlike the height of the market when we put offers on 5 places within 24 hours, all over the asking price - some for more than $100k over, and got outbid on all. How long were you planning to wait? And, where are you from? |
It is completely blowing my mind. I live in FFX Vienna (not Town) (22182) and anything that is not a complete dog and is less than 750K is flying off the market. There's a house in my neighborhood that was listed for 629K, and I thought "no effing way they get that." It sold in 5 days for 645K. |
| Two houses right on Park Street in the million plus range just sold this month. Vienna's always been stable, but it seems actually hot even at the higher end right now. |
1. It is on Van Ness which is very busy. 2. It is a short block so not a lot of neighbors - I live in AU Park and would prefer to live on a block that has more of a neighborhood feel. 3. It was not priced correctly - I think it started a lot higher and was recently adjusted to ~ 810. 4. I like living close to Turtle Park - but not that close - too many people parking for the park all the time |

| We just bought a home in N. Arlington that had been on the market for 2 days. We were one of 3 offers. Well-priced houses in great neighborhoods sell fast. 20 days is actually quite a long time for anything in a decent DC neighborhood. |

I'm the PP and I live in an old NW DC house. I wasn't talking about mudrooms or 4 baths up, the lack of which isn't a quirk; any of those are mostly pipe dreams. I meant things like a bathroom sink installed in a bedroom or the exterior of a brick colonial painted bright yellow on top, dark green on bottom (both things that we saw when house hunting last time). |
