Managing residential real estate is a PITA. Doing it at a distance, much more so. And if you hire a management company to do it for you, you won't make any money. Hard pass.

Parents will pay an insane amount per month in a shared rental for their kids housing. I went to college in 1996 in a desirable area. I lived in a 6 bedroom, 2 bath rental with 11 other girls. We paid $6000 a month in 1996! When I graduated, I lived in NYC and paid $1250/month for a 1 bedroom.

That’s only $500 per month per person, or $1000 per month per room, both less that you paid for your 1-bedroom. I’m not seeing how this illustrates the insane expense point.

The Boston real estate rental markets prints money. Look to get into Harvard and invest Cambridge or Northeastern and buy in the Roxbury area. BU go for the Comm Ave brownstones. BC if you want some more tony properties. Just diversify.
