How to sell house quickly (ideally including all furniture)?

Insanely wrong posts here. People are constantly moving these days and buying a house furnished or even renting one long term furnished is amazing and seriously needed right now.

OP list you house furnished.

They will keep some things but if they already have a house full of furniture that they like, they don't want your furniture. This will require a discount in the price of your house on the market.

BTW you can rent fully furnished houses at a good price.

Where? Who sets this up?

Just list it on Zillow, the military website or a realtor but you will end up paying fee. I rented my place out fully furnished when moved NYC to DC in 2018 and same people still there. I thought I might go back in 2-4 years if job did not work out. But I am still here.

what is this military website? I'm interested in renting out my sfh out fully furnished in a few years, too.

OP, move this to the real estate forum

Agreed. We needed this a few years ago and were SOL. Now that we’re looking to teardown and build on our lot we’ll need this again during the build and I think we’re gonna be SOL again (this is 1-2 years down the road otherwise I’d tell you to set up a temp email for us to connect hah). If you list for a fair price it’ll fly off the shelf.

Short answer is if you want your house to sell quickly price it well. Essentially figure out the average range a realtor would recommend you list your house at, then knock 5% off that number.

Declutter, deep clean, paint touch ups as needed, good photos and pick a good date to list. Prepped well and priced just under the market value and your house should go quickly.

Price it right from the start. Do not try a high price and then slowly knock off a little bit at a time if it sits. You get one first weekend on the market and it is the best shot you have at a fast sale.

Wouldn't the government pay for the move so take the furniture you want and sell or donate what you don't want.

I am an agent and use Military By Owner for rentals and for low priced houses. In my experience, most military are being transferred here for two to three years and are bringing everything with them because the mlilitary pays for their move. Because houses tend to be smaller, they often fill garages and basements with excess furniture.
You might find a random person who wants a furnished place, but most of them want small and cheap because they only sleep there during the week and return to their homes on the weekend.

I work with older perople in Arlington who want to leave furniture behind. They are always better off having an estate sale with a company that willl donate or trash what is left. Then have the house painted if need, cleaned and staged in a style more appealing to buyers.

OP, you need to interview some realtors. All will have a phone number of an estate company that will haul off furniture for a fee.

The realtors may or may not want you to keep 25% of the furniture for staging.

See what the local realtors say.

My first thought was OpenDoor.

Get your house in sellable condition now.

Sorry about the relocation.

You should first check your relocation benefits at your agency. I relocated for another agency this past year, and everything was covered (other than temporary housing and a house-hunting trip, which I honestly wouldn’t have even thought of). Given this, I would plan to take your furniture rather than trying to sell it in a rush.

My advice would be to get a good realtor now and have them walk through your house telling you what to fix / declutter / decorate for optimal showing and photos (but given your preferences and constraints). We lined up closing with my move date, and everything went pretty seamlessly.

Sell furnished and not overprices and it will move very quickly. There is need for this right now.

I don't understand why you would sell if you want to stay in or move back to DC?

What am I missing?
