Buying a house that comes with an equity swim club membership?

Another Vienna resident here. We considered offering on a house that wasn't quite right for us because it came with a VW membership. We ended up passing but it was a big selling point. I like the idea of including it in the listing as an optional add-on with the house sale.

If it’s a neighborhood pool that has boundaries it’s a selling point because it blows to be on the waitlist and everyone else around you are already members. My kids do not do swimming team but love to swim so it’s a good easy activity in the summer.

It is a private club with neighborhood boundaries for membership eligibility. People with kids who are already members are only members because their parents passed down a membership and they moved to the area. Or they bought a house that came with a membership.

Us people coming off the waitlist all have kids ages 10-16 or so because of when the waitlist got busy, so it is very popular with tweens and teens. The nearby pool without a long waitlist is much more baby/toddler/elementary oriented so big kids don’t want to be there.

Our club doesn’t have a waitlist. We can convey/transfer our membership with the sale of our house but we don’t get anything back if the new buyer doesn’t want it.


Weird quirk of the membership is that we could keep it after we move as long as we are in-bounds upon accepting the membership! But we probably wouldn’t because it would be a long drive.
