Will the spring market bring home appreciation?

The answer is no. Where are all the high paying jobs? Who can pay more for a house when they have to pay more for food and anything with tariffs? Who can afford the increase in house insurance PLUS higher principal payments?

You will not see housing appreciation this spring OP. Unless wages go up/more jobs are available and all other consumer basket items go down in price. Plus all tariffs removed and taxes reduced.

Not happening.

The problem with 1BR condos in DC is at current interest rates and prices I can rent an identical unit for $1,500/month+ cheaper and have no down payment plus no exposure to special assessments and no responsibility for repairs. And it’s very easy to find a 1BR for rent.

rockvile and other far out communities are never a good bet. the fundemementals have come back that you need to live inside the beltway with good schools and safe neighborhoods. During COVID, everything blew up, including undeserving areas like Rockville.

I personally think that once the federal government allows 2 days a week of telework, these areas will bounce back strong

I live in Rockville zoned to W schools. Homes this year have been sitting on the market longer and are either seeing price drops or selling for the exact asking price (up to $1.8M, not sure what it’s like for more expensive properties). Not like last year when they were flying off the market even before the open house and going through bidding wars.

Nothing wrong with Rockville/Potomac if your job is around Rockville/Bethesda. Not everyone works in DC proper.

Yep. Property values will probably stagnate a little but once a Dem wins the presidency again it’s back to boom town. All the NYC and CA based strategists / party apparatus will migrate back with their Tier 1 city down payments and savings from a brutal primary (read - cash grab for strategists) and bid everything back up.

Just need to ride out any bumps over the short term.

Rockville east of pike or west of pike? If west, don’t worry. That’s W school territory and plenty of late 20-30 something professionals with at least a ~$350K HHI will kill to live there.

Bought last year in Silver Spring and also see my home value down a bit on some of those websites for whatever that’s worth.

It sucks to see and makes me wish we bought this year instead since it seems like the supply is way up too compared to 2024 but it’s whatever, it’s a place to live and not looking to sell anytime soon.
