I think what hurts most are the tariffs and creeping recession. In my Bethesda neighborhood, the upper end of the market is frozen (compare to usual, when it just takes some time to sell), and the low end of the market is still selling. But the interesting thing is that realtors are getting more desperate, sending emails about properties that went on market several weeks ago, and should have sold already if we were in last year's sellers' market. Construction that started last year is ongoing, but other interesting thing - I have not seen new starts at all, and that's rare in my neighborhood.
Plenty of ICE presence in Maryland. Unless you think Bethesda is representative of the whole state.
