It will be interesting because people have the come back to the office so that may outweigh layoffs. I do think feds as a group are thrifty so a lot of them are sitting on paid off houses. |

Many houses are selling at 2022 level now and price trend is downward. |
Drop in price is very common. Many sellers are still listing at peak prices and then it sits with multiple price cuts. |
We are past DMV peak for sure. I follow the market closely. There will be always some examples which will go against the trend, but over all we are past the peak for sure. |

Depending on area, I would say late 2023 - early 2024. Just overall my observation. I work in a title company. |
I’d say so. After chasing the market for ages and losing lots of bidding wars, we were the sole bidder on a house in a competitive neighborhood that sold for less in 2025 (to us) than 2024. |
