I rely on nanny's and night nanny's when I travel or I got family to take care sometimes. Most of my education till high school is not in America and I went to Georgetown. So I m still getting an understanding of the school system here through my kids!

How big of a house?

Burke VA is wonderful for smaller homes. The Burke VRE is great.

Commuting is easier. There are walking paths too.

As for getting into college: don’t ask for financial aid. If your kids get waitlisted, if you don’t have financial aid clicked it will be easier.

That’s basically it. Literally, we saw some kids not get into dream schools until waitlisting moved. And the kids that had super wealthy parents or just didn’t qualify for aid at 200k got in. Anyone who qualified for aid, did not. YMMV.

Just remember- the bigger the house, the more there cost. Smaller homes are way more manageable.

Woodson HS boundary—look at homes in Annandale. Lots of older SFH around 800k. Also maybe lake Braddock or Robinson zones.

If you plan to take metro, I would focus on the red line..probably the silver spring side but maybe rockville too.

Genuinely funny to see someone describe a house that's $300K more than my inside the Beltway townhouse as "affordable."

Thanks for this! It’s just me and 2 boys. So I’m not looking for a huge house. A 3 bed is enough for us. Will check out Burke VA and will have to put some thought to the financial aid thing! I feel like we would be needing it.

This would actually be very convenient and which areas are good for both middle and high schools in MD?

I would look at houses zoned for Takoma Park MS/Montgomery Blair HS. Some availability in that price range.

That is certainly an option. But the boys are needing bigger spaces too and we have lived too long in very expensive cramped spaces in DC. Obviously can’t dream a home in this area. So looking to move and settle down some place where I can just pay this rent as monthly mortgage. The elementary to middle school phase seemed like a good period of transition.

Your kids will have a better shot if you send them to a not good school, then they can shine.

Also Julius West/Richard Montgomery and Rockville HS (can't recall the name of the feeder MS) on the Rockville side.. RM is big and Rockville is small depending on your preferences.
