AU Park: Comparing Areas in the Neighborhood

AU Park is fantastic. My kids always complain that we don’t live there and I can see why. Lively and great, young community vibe. So nice to be near Turtle Park.

Why is Frumin so bad?

I live more towards the CVS/Wagshal's area and my kids are older. They attend Jackson Reed and Deal and can easily walk (as many kids in the neighborhood do). It's about a 15-20 minute walk. I like being a little bit away from Tenleytown. Parking is certainly easier and it's a bit less busy over all. From my experience in buying in the neighborhood it's quite competitive and I wouldn't get too attached to any ideas and just see what comes up.

Good point. Very little inventory and houses that are priced appropriately sell super quick.

Warren was a good one. Keep an eye out as there's more on the way.

Go with Palisades, access to trails, river, shoot down to gtown, better housing stock, funky, convenient to everywhere, no crime. I would rather be homeless than live in AU Park.
Hey weirdo. People in The Palisades aren’t all that different from people in AU Park. Mostly self made UMC professionals who want to live in DC.

Palisades is much more car-centric and has more 'cul-de-sac' surburbia. AU park still has the historic street grid and isn't so NIMBY that they drove out all their grocery stores.

Apparently you have forgotten about the long vacant grocery store on 48th St--it used to be a Fresh & Green. A very small group has been blocking it for years.

Which one on Warren? We saw one with an ADU that went super quick. It was cute but had some tiny bedrooms as I recall.
