Deep clean - 400
AC deep clean & adding surge protector (hadn't been serviced in over 10 years, lots of build up inside mini split units)- 2200
Termite, carpenter bee treatment- 600
Plumbing (broken toilet, washing machine that was only running hot water,, tighten kitchen faucet, etc) - 350
Electrician updated dangerously old outlets - 300
Changed locks - 300
Chimney sweep - 175
Chimney cap - 400
Shades for main floor - 3000 (including install)
Lead pipe service line replacement - est 2000 (not including 2000 paid by city)
Landscaping to improve drainage/ basement issues - 4000
Yard clean up, including leftover contractor debris from sellers - 2000
Traps for fly problem - 20
Deck stain - 40
UPDATE: new dishwasher and plumbing costs to replace clogged wasteline - 3750

I spend a few thousand to fix up various deferred maintenance. Gutter drip edge, gutter cleaning, power washing, carpenter bees, leaking downspouts, yard drainage, interior cleaning. The harder part is actually figuring out what’s wrong and not getting ripped off by contractors who want to make everything a huge project.

1960s colonial, purchased from original owner in 2022

$1100 - initial yard clean out
$200 - carpet steam clean (one room and stair treads)
$1800 - interior painting, wallpaper power bath, repair outdoor rotting wood trim
$900 - emergency toilet drain repair
$700 - updated two prong outlets to three prong throughout house, added one overhead light, swapped out two fixtures
$400 - replaced two toilets
$1200 - new hot water heater
$8000 - new AC unit
$1800 - redid one patio (five!!! Left)
$900 - recapped two chimneys
$650 - shades (upstairs) and curtains (main floor)
$200 - chimney inspection
$2300 - repaired existing gas fireplace to working order
$1700 - tree removal

Next up:
Install ceiling fans in bedrooms - $1200?
Install outdoor lighting in back - $300?
Planting some bushes this spring - $400?
One day we’ll replace the original single-pane wood windows - three quotes between $32-40k

We spent six figures on unexpected fixes- HVAC, roof, chimney/brickwork, front stone walkway and steps minor work, most appliances, water issue, some items that turned out to be stupidly expensive like replacing all old water valves of toilets for $1800. We knew things were toward the end of their life but did not expect to have to do this much in year 1.

We knew our house was a train wreck going in. I’m guessing about $200,000…. We had to redo the 60 year old bathrooms, the yard was basically a jungle, there were broken windows and uninsulated rooms, also some unwanted guests (mostly just bugs and mice)

It’s better, but not great now. We’re still slowly working through updating electrical

Replacing all the water valves is a smart expenditure. A leak will cost you much more. We also replaced all the old under sink valves.

OMG these are NIGHTMARE stories! Why buy a house?

Moved six months ago. Paid $1K to repair the HVAC (which isn't old enough to replace), $1800 for a new fridge (this is solely because the ice maker/water dispenser broke and my husband NEEDED it, I could have lived with it), and we are getting estimates in the next two weeks to repair the basement leaks and remove a tree. Those are going to be huge costs.

All of this is taking away from new floors/carpeting and new windows. We'll have to wait a few years for those

If you live in an area where houses are being turn down ask the builder if you can dig out shrubs and perennials with shallow roots. We re-landscaped our yard with these types of plants.

Ooh great idea! A house nearby was torn down recently - last spring the front yard was FULL of beautiful daffodils. I wish I had gone over with a shovel and taken the bulbs - now the yard is just a mound of dirt

Those sound very pricey OP and sounds like deferred maintenance.is this a 80/90s house? Those have a lot of old copper plumbing thats leaking or developing pin holes now and causing issues.

PP, you got a screaming good deal on paint, electric & hardscaping. Would you recommend your trades people to others?

These numbers are way off. Where did you find a fridge for a grand? $3000 to repair a toilet? What was wrong? And a leak fix for $6k?

We bought a new dishwasher, fridge and washer and dryer but that was over five years, only dishwasher was a bit of a surprise. We insisted on electrical panel change after inspection and seller paid for that. Nothing else so far at 7 years.
