That post never said the assessment was too high. But what SDAT used for comps with fewer sales than they’ve had in the past probably threw off some of the assessments. |

That’s the issue. The house is not worth $900k. No way. Houses in nerby neighborhoods but in the same general area are going in the $600k range. |

Well, Among the many many benefits MoCo generously offers its residents is to pay for the defense attorneys for residents who are illegally in the USA. Attorney fees are not cheap you know! You need to pay and stop complaining, OP. |

When making assessments, they like to use recent sales. Recent sales tend to be new homes that are rebuilds replacing older, existing homes. For some reason, that manages to inflate your property values. I am not sure why. |
Their model is broken. The good news is that if you make a reasoned appeal they will usually reduce at the administrative stage and you never have to go to the panel or tax court. |
If you're not house hunting right now, it's possible you're out of tune with the market. This is approximately 30% appreciation, and most houses in the DMV have easily gone up by that much in the past 3 years. It's really tough for buyers right now. Everyone always likes it when their house value goes up until they have to pay the property taxes. |
| OP if you can find comps in nearby neighborhoods that are lower, definitely appeal. The assessors are state employees who do not get paid nearly enough for the cost of living in MoCo. Their assessments are famously bad. You have a limited time to appeal this assessment and after that you are stuck with it for 3 years. |
| I live in Burtonsville too and ours went up about that much. It’s what houses are selling for though. I think we got off easy the last assessment or two. |
