Roads get built and paved, school teachers get hired (and school teachers need pay increases to keep up with inflation, just like you do), new community centers get built (e.g., new indoor pool opening in silver spring soon), and countless other things. If you’re a hermit and stay inside everyday with no kids, these might not be things you notice. |
The rec department is providing awesome services: affordable summer camps, great sports leagues (my kids do karate and flag football), decent pools. I'm also pretty happy with my kids' school. I feel like I'm getting my money's worth. |
The rate went up 8% regardless of the house value. And each house is assessed every 3 years, not annually. So 2/3rds of the houses went up without any concern for the market value. The other third gets clobbered by both market value and the rate increase. Try reading the memo yourself. |

OK so there was an increase that wasn't attributable to the market value -- it was 4.7% not 8%. The rest is attributable to market value. Whatever people are complaining about that is more than 4.7% above what they previously paid is attributable to rising property values. Just to use an example, if someone's prior tax was $10,000 per year, the increase took it to $10,470. If it went up more than that, it's because their property value went up. |

MoCo reassesses home values every three years regardless of year to year market fluctuations. If the value of your home was $1,000,000 the tax increased 4.7%. If you are in an assessment year, your home value may have gone from that $1,000,000 last year up to, say, $1,200,000 and you're paying tax on that new value - including the 4.7% increase. |
